The new housing development is situated in a residential neighborhood in the Barvikha area around 10 km west of Moscow. The client’s objectives were to create an exclusive villa neighborhood beyond the standard typologies; offering privacy, security and maximum comfort for its inhabitants. A "public and children center" is located at the entrance area and contains a restaurant, spa, swimming pool, mini-market and day-care facilities for children. Designed as part of the landscape the center caters for the "Barvikha hills" residents as well as for their neighbors. Situated in a park-like environment, the development consists of 104 luxury housing units with three different main typologies; villas, semi-detached houses and cliff houses. The Villas are organized in eight groups of 7 to 8 houses around shared parking garages; wide roads with sidewalks connect these groups. On -1 Level the Villa types have an entrance area with internal parking garage (space for two cars) next to the houses hall, wardrobe and storage rooms. A multi-purpose room with sauna, bathroom and a patio providing direct access to the garden is equally situated on -1 level. The main living area of the villas is situated on level one - all functions as living room, dining room kitchen and study are grouped around a core with chimney, sanitary facilities and storage space - all directly connected to the garden and terraces - offering multiple options of circulation. On level 2 - a solid volume hovering on top of level 1 - a large master bedroom with built-in closets and open chimney, as well as two other bedrooms and bathrooms form the private area of the houses. Taking advantage of the main characteristic of the site's topography, the houses are positioned on a soft slope to the west, offering magnificent views of the surrounding pinewood. Vehicle circulation is organized in an underground road and parking system, ensuring maximum size gardens and landscape quality. Between the houses small height differences are created, thus providing privacy and maximum views. The villas are orientated in such a way that they obtain the best sun exposure for the living area and are provided with maximum privacy towards the adjacent buildings. Variable shutters offer additional privacy. Access to the houses is via the underground system with wide roads and sidewalks. Warm materialization and light as a main design element create lobby-like access spaces. The separation between living space (above ground) and accesses (underground) enable a high-density development as well as a high quality environment. Through the integration of these main issues into the design of the development, the housing creates multiple spatial and site specific relationships allowing the residents a diversity of choices for luxurious living.
